Roof soft wash. Roofs are specialty work. A typical shingle or tile roof wash often runs 300 to 700 dollars depending on size, pitch, and how heavy the algae staining is. What drives the price up or down
Size. More square feet means more time, more water, and more cleaning solution. This is the biggest factor for driveways, patios, and commercial work.
Surface type. Flat concrete is fast. A two-story stucco home with delicate landscaping takes longer. Roofs, wood, and screens need the slower soft-wash method, which is priced accordingly.
Condition. A driveway washed every year cleans up quickly. One that has not been touched in a decade — with deep algae, tire marks, and rust stains — takes more passes and sometimes special treatments. Heavy staining costs more to fix than light staining costs to prevent.
Height and access. Two stories cost more than one. A backyard the crew can only reach through the house costs more than one with a wide side gate. Steep roofs cost more than walkable ones.
Landscaping. Homes with heavy, delicate plantings right against the house take more protection work — pre-wetting, covering, and rinsing plants. Good companies do this; it is built into the price.
Extras and bundling. One trip with one setup is efficient. Ask what a bundle costs — house plus driveway plus pool deck in a single visit is almost always cheaper per service than three separate visits.
How companies usually price the work
Most pressure washing companies use one of three methods. Flat per-job pricing is most common for homes: one price for the driveway, one for the house, and so on. Per-square-foot pricing shows up more on large concrete and commercial jobs. And nearly every company has a minimum charge — often around 100 to 150 dollars — because driving out, setting up, and packing up takes the same time whether the job is small or not.
Be suspicious of anyone who quotes a firm price over the phone without seeing the property or at least seeing photos. They have not seen the staining, the access, or the landscaping. That number is a guess, and guesses tend to grow on the day of the job.
