Why Orlando Homes Need Pressure Washing
Orlando is hot and wet almost all year. Heat, rain, and shade are the perfect mix for mold, algae, and mildew. They grow on siding, driveways, roofs, fences, and pool decks. A white house turns green at the corners. A concrete driveway gets dark patches. A roof gets black streaks. It happens fast in Central Florida — sometimes in less than a year.
Humidity is the main cause. Orlando averages over 70 inches of rain a year. Shade from oak trees keeps surfaces damp long after it rains. Damp surfaces grow living things: green algae on siding, black mold on fences, white lichen on pavers. These are not just ugly. Mold and algae eat into paint, stain wood, and make surfaces slippery. A dirty pool deck is a slip risk for kids and guests.
HOA rules matter here too. Many Orlando neighborhoods require clean exteriors. Dirty siding, stained driveways, and moldy roofs can draw violation letters. A good wash keeps you on the right side of the HOA — and keeps curb appeal high for the whole street.
DIY pressure washing can cause real damage. A store-bought machine on the wrong tip can gouge wood, strip paint, and crack mortar. Professionals use two methods: pressure washing for hard surfaces like concrete, and soft washing for roofs and siding. Soft washing uses low pressure — about the force of a garden hose — plus cleaning solutions that kill growth at the root. The result lasts much longer than blasting alone.
Our Pressure Washing Services
We clean every surface of your home and property. Here is what we do:
- Driveway and Concrete Cleaning — removes tire marks, oil spots, algae, and grime from driveways, walkways, and curbs.
- House Soft Wash — gentle low-pressure wash for siding, stucco, and brick. Kills mold and algae without hurting paint.
- Roof Soft Wash — removes the black streaks caused by Gloeocapsa magma, an algae that eats limestone filler in shingles.
- Deck and Patio Cleaning — wood and paver patios cleaned safely, ready for sealer or stain if you want it.
- Fence Cleaning — wood and vinyl fences washed free of mold and gray weathering.
- Commercial Pressure Washing — storefronts, sidewalks, parking lots, and building exteriors.
- Gutter Brightening — removes the dark tiger-striping from gutter faces.
- Pool Deck and Screen Enclosure Cleaning — algae-slick pavers made safe, screen frames and lanai cleaned.
- Paver Sealing Prep Wash — deep clean that gets pavers ready for sand and sealer.
- Graffiti Removal — tag and paint removal for walls, fences, and commercial buildings.
- Fleet Vehicle Washing — on-site washing for work trucks and company vehicles.
- HOA and Community Cleaning — entrance walls, common sidewalks, and clubhouses for Orlando communities.
How It Works
1. Tell us about the job. Fill out the short form on our contact page. Say what surfaces you want cleaned and where they are. Photos help — a phone picture of the stained area lets us give a much better quote.
2. Get your quote. We review your request and send a clear, written quote. Most homes are quoted from photos and our satellite measurements, so you do not have to wait around for a visit. Cost depends on the size of the area, the type of surface, and how heavy the growth is. Prices vary — your written quote is the real number.
3. We wash. On wash day we protect your plants, cover outlets, and rinse down landscaping before and after. We pre-treat with cleaning solutions, let them dwell so they kill growth at the root, then wash with the right pressure for each surface. Most homes are done in half a day.
Florida-Specific Problems We Solve
Black streaks on roofs
Those black streaks are Gloeocapsa magma, a blue-green algae that feeds on the limestone in asphalt shingles. It spreads by spores and shows up on the north-facing, shaded side first. A soft wash with the right solution kills it. High pressure on a roof is a bad idea — it strips the granules that protect your shingles and can void the warranty. We never use high pressure on roofs.
Oak pollen and leaf tannins
Live oaks drop pollen in spring and leaves year-round. Pollen coats everything in a yellow-green film. Leaf tannins stain concrete and pavers brown. Regular washing keeps stains from setting permanently.
Paver mold and weeds
Orlando driveways and pool decks are often brick pavers. Mold grows in the joints, and weeds follow. We wash deep between the joints — the right prep before any sealing project.
Red clay and rust stains
Central Florida soil has iron that leaves orange-brown rust stains on concrete near the edges. Standard washing often will not touch them. We use specialty treatments for rust where needed.
Soft Wash vs. Pressure Wash
The names get mixed up. Here is the plain version:
- Pressure washing (1,500–3,000 PSI) is for hard surfaces: concrete driveways, walkways, pavers. Water force does the work.
- Soft washing (under 500 PSI — garden-hose force) is for roofs, siding, stucco, and wood. Cleaning solutions do the work; the water just rinses.
The right method depends on the surface. Concrete can take pressure. Shingles, painted siding, and stucco cannot — they need the soft wash. Using the wrong one causes damage we then have to fix. We match the method to the surface every time.

We serve Orlando and the surrounding Central Florida communities: Winter Park, Altamonte Springs, Maitland, Casselberry, Oviedo, Lake Mary, Longwood, Apopka, Ocoee, Winter Garden, Windermere, Dr. Phillips, Lake Buena Vista, Kissimmee, St. Cloud, Winter Springs, Sanford, Deltona, Tavares, Mount Dora, Clermont, Celebration, Avalon Park, Baldwin Park, College Park, Conway, and the greater Orange, Seminole, and Osceola county area.
When to Wash in Orlando
Timing matters in Central Florida. Here is the rhythm most homeowners follow:
- Spring, after oak pollen season. Live oaks dump pollen in March and April. That yellow-green film coats siding, roofs, and cars. Washing right after pollen season clears the film before summer humidity bakes it in.
- Before summer rains. June through September is wet. Surfaces that are already dirty grow mold fast once the rains come. A wash in late spring gives you a clean surface going into the worst growth season.
- After hurricane season. Storms throw debris, strip leaves off trees, and leave mud and stains on everything. A post-season wash clears storm grime and checks for damage washing can reveal.
- Before listing or selling. Curb appeal sells homes. A clean exterior photographs well and signals a well-kept house to buyers. Wash a few weeks before your listing goes live.
There is no bad time to wash in Orlando — even winter works, since it rarely gets too cold. But if your home has not been washed in over two years, do not wait for the perfect season. Growth that sits long enough damages the surface under it.
The Hidden Cost of Waiting
Postponing a wash feels like saving money. It usually costs more. Here is what happens when growth sits:
- Paint fails early. Algae and mold grow into paint and break it down from the surface. A house that should need paint every 10 years needs it every 7. A wash is far cheaper than a repaint.
- Pavers shift. Weeds and roots grow in paver joints and push them apart. What was a quick wash becomes a wash plus re-sanding plus re-leveling.
- Wood rots. Mold holds moisture against wood fences and decks. Wet wood rots. Rot means replacement, and replacement dwarfs the price of a wash.
- Slip injuries. Algae on a pool deck or front steps is a fall waiting to happen. A slick surface near a pool is a liability you do not want.
- HOA fines. Violation letters turn into fines in many Orlando communities. A wash now beats a fine plus a wash later.
Think of washing like an oil change: cheap maintenance that prevents expensive repairs.
What Wash Day Looks Like
Here is what happens when our crew shows up:
Walkthrough. We walk the property with you (or from your notes if you are not home), confirm the scope, and flag anything we notice — like a cracked window seal or loose siding that washing might stress.
Protection. Plants get pre-wet. Outlets and lights get covered. Anything that should not get wet is moved or shielded.
Pre-treatment. We apply cleaning solutions to the dirty areas and let them dwell. Dwell time is the secret: 10–15 minutes lets the chemistry kill growth at the root. This is the step cheap operators skip.
Washing. Concrete and pavers get pressure washing at the right PSI for the material. Siding, roofs, stucco, and wood get the soft wash — low pressure, thorough rinse.
Final rinse and check. Everything gets a full rinse, including the plants and areas we did not wash, so no residue sits anywhere. We walk the finished work and send you before-and-after photos.
Most single-family homes are done in 3–5 hours. You can come home to a house that looks years newer.
When Washing Is Not Enough
We are honest about limits. Washing fixes growth, grime, and surface stains. It does not fix everything:
- Deep rust stains. Iron stains that have soaked into old concrete for years may lighten but not fully disappear. We will tell you what to expect before we start.
- Paint that is already failing. If paint is peeling or chalking, washing can make it worse by lifting loose paint. We flag it during the walkthrough and recommend paint first, wash after.
- Cracked or crumbling surfaces. Pressure on damaged concrete or mortar makes damage worse. We adjust the method or advise repair first.
- Interior mold. We clean exteriors only. Mold inside walls or attics needs a different specialist.
If we see something washing cannot fix, we say so during the quote — not after we have started. You should never pay for a wash that cannot deliver what you asked for.
Frequently Asked Questions
It depends on the size of the area, the surface type, and how bad the buildup is. A small driveway costs less than a full house and roof package. Prices vary from job to job — the written quote we send after seeing your property is the real number. Use the form on our contact page to get yours.
How long does a wash last in Florida?
Typically 1–2 years on shaded or damp surfaces, longer in full sun. Soft washing lasts longer than plain pressure washing because the treatment kills the growth instead of just knocking the top off. Homes under big oaks need it more often.
Will pressure washing damage my siding or paint?
Not when the right method is used. Siding, stucco, and painted surfaces get a soft wash — low pressure with cleaning solutions. We never blast siding with high pressure.
Do I need to be home during the wash?
No, as long as we have access to the areas being cleaned and an outdoor water spigot. Many customers are at work during the wash. We send before-and-after photos when we finish.
Is the runoff safe for my plants and pets?
We pre-wet and rinse all landscaping before, during, and after the wash. The cleaning solutions are diluted heavily by the rinse water. Keep pets inside during the wash and for about an hour after.
How soon can I book?
Most jobs are scheduled within a week of quote approval, sometimes sooner. Fill out the contact form and we will reply with your quote and the next open dates.
